This three-tower apartment development is located at 420 South 2nd Street and 420 South 3rd Street in Downtown San Jose. The three towers together are expected to produce an estimated 386 residential units, parking for 394 cars, and 11,000 sq ft of retail across the three structures. The three housing towers all have an airy and open look to them with a considerable amount of greenery throughout the building and on the balconies. The project scope also requires the demolition of some existing commercial buildings and a smaller apartment building to provide additional space for the three-tower apartment development. Kier + Wright civil and surveying scope provided removal and replacement of existing hardscape, addition of new water services for domestic water, fire, and irrigation, and the additions of a new 15” stormwater main and laterals to accommodate public street storm drainage. K+W also provided grading utility, storm water design and frontage improvements to the existing structures throughout the area. As the site is broken up into three-towers, K+W worked with the City of San Jose to incorporate the City’s Bikeway Masterplan throughout the site so that bicyclists and pedestrians could share the proposed 20 ft pathways between and around the towers. A unique feature of this project includes K+W’s treatment of storm water. The properties for Tower A + B qualify under the “Special Project” category and proposes to use 100% non-lid storm water treatment measures. Although this site can use 100% non-lid storm water treatment, the development will self-treat 3,315 sq ft of landscape. The three housing towers are designed to be community-focused and are leading the way to help make a dent in the region’s housing crisis by providing rent to own program options.
